REMODELING + ADDITIONS
Home Remodeling and Additions in Sparta, Cookeville, and the Upper Cumberland
Make More of the Home You Already Have.
Sometimes the right home is the one you’re already in. It just needs more room, or it needs to work better for the way you live now. United Home Builders plans and builds room additions, kitchen and bathroom remodels, basement finishes, and whole-home renovations across Sparta, Cookeville, and the Upper Cumberland. We bring the same planning and project management we use on new construction.
Remodel, Add On, or Both?

Start with how the house works now, not with a floor plan. A kitchen that’s too small might need a remodel, or it might need the wall behind it moved into new square footage. A family that’s outgrown three bedrooms might finish a basement for far less than an addition costs, if the basement is dry and has the ceiling height.
We’ll walk through the house with you and talk through the options. Sometimes the answer is smaller than you expected.
Room Additions and Home Additions.

An addition is new construction attached to an old house. It needs a foundation, framing, and a roof, like any new build, plus a clean tie-in to everything that’s already there.
Services include:
Room Additions • Home Additions • Bedroom + Bathroom Additions • Family Room Additions • Garage Additions • Covered Porch Additions • Structural Repairs + Alterations
Common reasons homeowners in the Upper Cumberland add on:
- A primary bedroom and bathroom on the main floor, so the house still works in 20 years
- A bedroom and bath for a parent moving in
- A bigger family room or kitchen
- An attached garage or a covered porch. See decks and exterior construction.
What a Home Addition Costs, and What Moves the Number.

It’s the first question everyone asks, and an honest answer starts with what drives it. Additions are usually priced per square foot, but the per-square-foot number swings widely depending on:
- What’s in the room. A bedroom or family room costs the least per square foot. Bathrooms and kitchens cost the most, because of plumbing, fixtures, and cabinets.
- The foundation. A slab, a crawlspace, or a basement under the new space. It’s often matched to what the house already has.
- The roof tie-in. Extending an existing roofline cleanly is real work, and a second-story addition is a bigger project again.
- Mechanical capacity. Whether your current HVAC, electrical panel, water heater, and septic system can carry the new space, or need upgrades.
- Matching the exterior. Matching existing brick or siding so the addition doesn’t look like an addition. Rick Conley’s 26 years running a masonry company count for a lot here.
- The site. Slope, access for equipment, and how close you’re building to property lines or the septic field.
Our preconstruction services exist to turn this list into an actual number for your house before you commit: a preliminary estimate, a constructability review, and a budget.
Remodeling: Kitchens, Bathrooms, Basements, and Whole Homes.

Services include:
Whole-Home Renovations • Kitchen Remodeling • Bathroom Remodeling • Basement Finishing • Interior Renovations • Exterior Renovations
Kitchen remodeling
Layout, cabinets, counters, lighting, and the plumbing and electrical behind them. Moving a sink or a range changes the scope, so we settle that in planning, not mid-demolition.
Bathroom remodeling
From updating fixtures and tile to a full gut-and-rebuild, including walk-in showers and accessibility changes that let you stay in the house longer.
Basement finishing
Moisture comes first. We look at drainage and dampness before framing a single wall, then plan the space: bedrooms, a family room, a bathroom, or storage.
Whole-home renovations
For an older house you love but don’t live in comfortably. These projects touch every trade at once, so they need the most planning and the steadiest project management.
How We Run a Remodel While You Live in the House.
A remodel happens inside your daily life. There’s demolition to schedule around. Dust to contain. Trades to sequence so the plumber isn’t waiting on the framer. Decisions to make on time so the job doesn’t stall. Change orders to document before the work, not after.
- Discover. We learn how you use the house, what isn’t working, and what your budget and timeline look like.
- Plan. We define the scope, price it, settle the selections, and set the schedule, so surprises are rare and documented when they happen.
- Build. We manage the work, the trades, the inspections, and the communication. We keep you informed from start to finish.
Meet the owners →. Michael Dalton spent 35 years managing complex projects and people, 20 of them in the U.S. Army. Rick Conley has 32 years in construction.
Questions About Remodeling and Additions
How much does it cost to add a room to a house?
It depends mostly on what the room is, what’s under it, and how it ties into the roof. Bedrooms and living space cost less per square foot than bathrooms and kitchens. We’ll give you a preliminary estimate for your house before you commit.
Do I need a permit for an addition?
Yes. Additions are new construction and need permits and inspections. Remodels that move walls, plumbing, or electrical usually do too. We coordinate permits and inspections as part of the project.
Can you match my existing brick or siding?
We’ll work to match the materials and details of your house so the addition looks like it was always there. With brick, an exact match depends on what’s still made, so we’ll show you options before you decide.
What areas do you serve?
Sparta, Cookeville, Crossville, Livingston, Monterey, Smithville, McMinnville, Gainesboro, and the surrounding Middle Tennessee communities.
What Are You Planning?
More room. A kitchen that works. A main-floor suite so you can stay in the house you love. Tell us what you’re working with, and we’ll help you understand what comes next.
